What You Need To Know About the Home Building Process
Everything has certain steps to being successfully completed. Just as cakes require their own recipe process there is a set home building process. A process that can lead to a painless home building process.
The Home Building Process
The home building process actually begins when the perspective owner decides it is time to build. Whether on a whim or a dream that’s been brewing for years, that first impulse starts and drives the rest of the process. After that, the home building process takes on a more concrete form once the owner decides on certain variables. For instance style of house or location of the house just to name a few.
The next step in the home building process is style and location. Here the owner blends the type of home desired with the location. A ranch style on several acres, or a Victorian on a corner lot. The dream takes a less of an abstract and more of a concrete form in this phase of the home building process. Here the owner will either go with a stock house plan or a custom floor design to meet their needs and desires. This plan will of course be modified several times, especially if the final location has not been found.
In the next step of the home building process, cost figures come into play. With the designs in place, the owners will sit down with a home builder or contractor and hash out costs. Here the choices of countertops and floors will be priced. Is it granite or Formica; Hardwood or carpet? All if this is decided and the owner is given a bid by the home builder or contractor.
Then, comes the next and possibly most challenging step of the home building process; finance. Should the owner be able to finance the home construction by themselves, then it is just a matter of paying the home builder or contractor. However, most people must look into financing of some sort. The bank or other finance company will ask for paperwork and information, crunch numbers and ask for more documentation. The homeowner will learn new levels of patience in this step. Once the final approval is given, because of the amount of funding, the owner may need to invest some of their own funds, find other funding sources or amend the earlier designs and locations.
Finally, the whole reason of the home building process: construction. In some cases, assuming there are no snags in the way, this could actually be the shortest phase of the project depending on the circumstances. Here some changes to the earlier design may be made, but those should be made sparingly, as to many changes could change cost overhead and increase the building time frame.
The process of building a home can be complicated, it can be frustrating, but the end result could be the realization of a dream and extremely rewarding.
