Production homes are sometimes called tract houses. Production home building companies buy large acreages of farmland or wooded areas to develop. They divide the land into home site lots and build roads to each home site. They build homes on the tracts, whether they are sold or not. In times when housing is in demand, they may build more aggressively. If someone wants a “semi-custom home” they can adapt the floor plan with limitations, and make minor changes to the home’s exterior appearance. Their building patterns are based on demand but these companies generally build homes quickly.

Most housing developments have a central theme in their building style. While homes are not usually identical, they complement each other. Tract houses are all based on a finite number of building plans, which the builders change and adapt with each home, in order to customize the homes, or simply to make all the homes a little different from each other.

Production home companies offer different levels of homes. One represents the lowest price home which they will allow in the development. The top-level homes represent the most expensive homes they plan to include in their development, and they usually have a mid level which represents most of the tract homes.

Most housing developments have rules, or bylaws. These rules dictate any plans for adding on to the structure, how garages face, how close one home can be to another, and a minimum and maximum square footage for each home. Other rules involving pet containment, lawn care, child behavior and roaming range may be included in bylaws.
Production homes developers usually create a development with a certain type of tenant in mind. They define a price range which is not extremely varied. Some build community area amenities, such as a community pool, community playground, or a community building with arcades, dining areas and even meeting halls. Sometimes these developments include both single family housing, and multi family condos.
The purpose of a housing development is to build a community of similar people in a similar socio-economic range, who will be comfortable living near each other. There are attempts, either large or small by the developer to create a community spirit, and socialization between families in order to create unity and harmony. These efforts are either subliminal; based on the style of the homes, the appearance of the lots and the perfect distance between homes, or overt efforts such as community amenities to be shared in common.
The price range and quality of homes defines the nature of the housing development. A development may include only affordable housing, only midrange housing, only quality housing or only very upscale homes which they may refer to as luxury homes. This serves as a sort of built in zoning ordinance, and bylaws create more specific zoning rules. Housing styles, bylaws and price ranges tend to keep the tenants similar to one another based on socio-economic similarities, and similar tastes. The more expensive the homes, the more opportunities for custom homes are likely, but tract style homes with similar themes, similar appearance and a limited number of house plans are the norm.
Living in a suburban housing development is not for everyone. Not everyone enjoys the close neighbors, and community activities, but some do. One problem with these communities is that they are created so quickly that new home buyers really do not know what the community will be like by the time it is completed, much less years later, when other developments are being built. They are a little bit venerable to a sort of suburban blight when their popularity and desirability become tapped out by newer developments. Production home building has its limitations, especially in customization, and the possible absence of an option to add on to your home, but many do offer a bit more for the money in terms of home quality for the price.
