Knowing what to look for when choosing a home builder or contractor can make a huge difference in the quality of construction and value of the home once it is built. Getting a top quality new home requires research and planning. It means choosing a home builder or contractor who is not only reputable, and capable, but who regularly handles the style of building you prefer, and understands exactly what you want.

What to Look for When Choosing a Home Builder or Contractor: Characteristics

Experienced – Choose a builder who has been in business for at least 7 years.
Licensed – Choose a builder who is licensed and works only with licensed and certified subcontractors.
Insured – Make sure that your contractor has insurance to adequately cover accidents on the job.
Of Good Reputation – A good contractor or home builder should come highly recommended by many Realtors, building inspectors, subcontractors and recent home buyers.
Exemplary Past Work – Any good home builder or contractor should be able to give you a list of homes they have built in the area, with building dates spanning the past few years. Drive by and look at a few. Try to speak with people who own a home he built.
Has Satisfied Customers – A quality home builder should be able to provide you with a substantial list of previous clients.
Active member of the Building Community – Your home builder or contractor should be a member of the local home builders association and have a good working relationship with loan officers, Realtors, subcontractors and materials vendors.

What to Look for When Choosing a Home Builder or Contractor: Select One That is Right For Your Situation

In addition to the above characteristics, the new home builder or contractor should be familiar with the type of home you want to build. His building style should be compatible with your mental image of your dream home, and you should really love at least a few of the homes he has built in the past.

When choosing a home builder or contractor choose one that is able to communicate well, and be honest with you. The new home builder or contractor should both understand what you are saying when you talk, and be able to give you factual and relevant answers when you ask questions.

When choosing a home builder or contractor select one that is accustomed to building homes within your price range. Going to a luxury home builder who normally builds multi-million dollar homes, when you can only borrow 200,000 is not the best way to get a great home. Neither is going to a home builder who mass produces $100,000 dollar homes using the same basic blue print, when you want a luxury custom home.

Compile a list of contractors and new home builder that match all the criteria above. Once that’s done carefully research on line and within the building community to narrow your choices. On line go to the Home Builders Association Site for your area and find out which Home builders and contractors are members. Also check here as we are starting to build up a directory of home builders and their respective qualifications, credentials, references, and reviews. Next do a Google search to see their website and other links that come up.

Meanwhile in the real world speak with Realtors, home inspectors, friends, family, co-workers, etc and see if they have any information on the new home builders on your list. Once you have narrowed your search, set up an appointment and talk with each respective builder. Ask them to see older homes they have built. This will give you an idea about the lasting durability of their construction.
